Our Process for Buying Land
At GIP Land Investments LLC, we make purchasing land simple, convenient, and straightforward.
We offer two easy purchasing options:
1. Cash Purchase
2. Flexible Owner Financing — No Credit Check Required
Both options feature a streamlined purchasing process designed to avoid many of the delays and complications associated with a traditional real estate closing.
What Does It Cost to Get Started?
1. Document Fee — $150 (Non-Refundable)
The Document Fee covers the preparation and electronic delivery of your purchase documents.
For an owner-financed purchase, these documents include:
-
Purchase Agreement
-
Land Contract
-
Promissory Note
Once the required documents have been signed and returned to us, we will send you a secure payment link for your applicable down payment or purchase funds.
2. Down Payment — $200
For owner-financed purchases, a $200 down payment is due after your purchase documents have been completed and signed.
Your property will be reserved and removed from the market according to the terms of your purchase agreement.
Option 1: Cash Purchase
Purchasing your property with cash is simple and straightforward.
Step 1: Reserve Your Property
Pay the $150 Document Fee to begin the purchase process.
Once your property is reserved, we will remove it from the market while we complete your transaction in accordance with your purchase agreement.
Step 2: We Prepare Your Documents
We prepare the documents necessary to complete your purchase and send them to you electronically for review and signature.
For a cash purchase, these documents include:
-
Purchase Agreement
-
Land Contract
Step 3: Submit Your Purchase Funds
Once the required documents have been signed and returned, we will provide instructions to make the full payment.
Wire transfer is preferred because it is generally the fastest method of payment.
Step 4: We Record Your Deed
After all required documents and funds have been received, we prepare and submit your deed to the appropriate county for recording.
County recording times vary and may take several weeks.
Once the recorded deed is returned to us, we will provide you with a scanned copy by email and mail the original document to you, when applicable.
Cash purchases are final once the deed has been recorded with the county.
Option 2: Flexible Owner Financing — No Credit Check
At GIP Land Investments LLC, we finance our own properties.
That means:
-
No bank
-
No credit check
-
No income verification
-
No traditional loan application
-
No prepayment penalty
Our goal is to make land ownership simple and accessible. We have flexible payment options available.
Step 1: Reserve Your Property
Pay the $150 Document Fee to begin the process.
Once your property is reserved, it will be removed from the market according to the terms of your purchase agreement.
Step 2: We Prepare Your Purchase Documents
We prepare the following three documents:
-
Purchase Agreement
-
Promissory Note
-
Land Contract
Your documents will be sent electronically through SignNow, allowing you to review and sign them from your phone, tablet, or computer.
Nothing to print. Nothing to mail.
Step 3: Make Your Down Payment
Once your documents have been signed and returned, we will send you a secure payment link for your down payment.
Step 4: Begin Your Monthly Payments
Your first monthly payment is generally due 30 days after signing, subject to the terms stated in your contract.
Payments are automatically processed through GeekPay, our payment servicing platform, using ACH or an eligible debit card.
Through your GeekPay account, you can:
-
View your account information
-
Access applicable documents
-
Track your remaining balance
-
Review your payment history
-
Make additional principal payments
-
Pay off your balance early
There is no prepayment penalty, so you may make additional principal payments or pay off your balance early at any time, subject to your contract.
Step 5: Receive Your Deed
Once your principal balance and any other amounts due under your contract have been paid in full, we will prepare and submit your deed for recording with the appropriate county.
We generally submit the deed for recording within two weeks after the account has been paid in full and all contractual obligations have been satisfied.
Once the deed is recorded, ownership is transferred according to the recorded deed.
While You're Making Payments
We want you to enjoy your property while you are paying for it, subject to the terms of your Land Contract and all applicable county, state, subdivision, HOA, POA, and other restrictions.
Depending on the property and applicable rules, you may be able to:
-
Visit and walk your property
-
Enjoy recreational use
-
Have the property professionally surveyed
-
Perform permitted clearing or maintenance
Before making improvements, always verify the rules that apply to your specific property.
Permanent improvements should not be installed until the property has been paid in full and the deed has been transferred to you, unless you have received prior written authorization.
Examples of permanent improvements include:
-
Wells
-
Septic systems
-
Homes or permanent structures
-
Permanent utility installations
-
Full-time residential occupancy
Until the balance is paid in full and the deed is transferred, the property remains subject to the terms of your Land Contract.
Once your purchase is completed and your deed is recorded, the property is yours, subject to applicable laws, taxes, easements, covenants, restrictions, HOA/POA requirements, and other matters affecting title.

Common Questions
1. Do You Check Credit?
No. There is no credit check, income verification, or traditional bank loan application for our owner-financing program.
If you can meet the required down payment and agree to the terms of the purchase contract, you may purchase the property through our owner-financing program.
2. Why Is the Document Fee Non-Refundable?
The work begins once your Document Fee is received.
We begin preparing your purchase documents and processing your transaction, and the property may be removed from active marketing in accordance with your purchase agreement.
Because administrative work and document preparation have already begun, the $150 Document Fee is non-refundable.
3. Can I Pay Off My Property Early?
Yes. You may make additional principal payments through your GeekPay account or pay off your remaining balance early, subject to the terms of your contract.
There is no prepayment penalty.
The sooner your principal balance and other amounts due are paid in full, the sooner we can begin the deed-transfer process.
4. What Happens If I Miss a Payment?
Please contact us as soon as possible if you believe you may have difficulty making a scheduled payment.
We encourage communication and will review the situation with you in accordance with the terms of your Land Contract.
Any late payments, grace periods, default provisions, reinstatement rights, or other remedies will be governed by your signed agreement and applicable law.
5. How Long Until I Own the Property Outright?
That depends on the financing term you select and how quickly you pay down your balance.
You may make additional principal payments or pay the property off early without a prepayment penalty.
Once your principal balance and all other amounts required under your agreement have been paid in full, we generally prepare and submit your deed for recording within two weeks.
